Security Camera Upgrade
The existing security camera network, which enables surveillance of Bayview Manor common property. Has now been completed, the upgrade included the provision of additional cameras, to cover identified blind spots of the common property. All the cameras now have better night vision and clarity of vision
Replacement of Property Boundary Fence
In conjunction with both Wynyard and Sommerset estates, the old wooden fence that was along Webster Road was replaced. Firewall Wall Repairs
Previous building inspections identified that there were firewall defects in the high-rise units. The identified defects have all been repaired and the work certified for insurance purposes
Swimming Pool Repairs
The swimming pool was constructed over 20 years ago; it was identified that the pool lining was deteriorating and required relining. The relining works involved draining the pool and installing a new lining to the walls and floor of the pool – This work was finished in time for the swimming season

High-rise unit balcony Railings
The original Balcony railings were constructed in wood, the railings have suffered from timber rot and continuing repair maintenance as required. It was resolved by the committee to progressively replace the wooden railings with new aluminum metal railings, as determined on from inspection and priority of replacement need
Swimming Pool
At this year AGM it was approved to provide some additional seating for parents supervising children. The seating will be installed early in the new year
Internal Fencing
Like the fencing in Webster Road, the internal fencing is also deteriorating being over 20 years old. This year the committee are investigating the condition of the internal fencing, in order to work out prioritizing of the replacement programing works
