The Bayview Manor Estate is ideally located within Deception Bay, with both vehicle and pedestrian entrances to the estate located in Webster Road. Nearby public bus transport stops are located on Deception Bay Road, providing connections to shopping centres and the nearby train station at Rothwell. Medical facilities and shops can also be found along Deception Bay Road, between the Anzac Avenue intersection at Rothwell and the Market Square Shopping Centre Deception Bay.
Bayview Manor is a residential complex with 66 Units, each of the residential lot units is positioned very close to each other. Such close community living does require adjustment and compromise by all our residents about living next to and their nearby neighbours. Residential parking is very limited with only one internal garage space per unit, with some units having enough space for a second vehicle on their garage access ramp. Bayview Manor has only 22 defined visitor parking spaces to welcome visitors, these spaces were allocated by development approval at one visitor parking space per three residential unit lots.
Please be mindful of your next-door neighbours and remember all residents within Bayview Manor should not create excessive loud noise or use abusive language and be considerate of the visitor car parking spaces. A “common sense approach” should be adhered to by all Bayview Manor residents to ensure that excessive noise is minimised, Residents should note that resident noise levels must be lowered after 10.00pm.
All residents have a right to feel safe, secure, and not threatened while living within the Bayview Manor Estate, for the benefit of all resident’s the estate is governed by a series of By-Laws. The By-Laws have been written to provide a uniform and consistent ordinance that can be applied equitably across all residents and residential unit lots of Bayview Manor. These By-Laws were recently reviewed in 2020 and were approved at the 2020 Annual General Meeting by the owners for the benefit for all residents residing in Bayview Manor.
All residents of Bayview Manor have an obligation to understand, adhere and comply with the Bayview Manor By-Laws for the benefit of all within the estate. Compliance with the By-Laws by all will contribute to reduce the likelihood of conflict issues arising and contribute to transitioning smoothly into close community living within Bayview Manor.
